- Fast-Track Launch: Once the agreement is signed, we move quickly, scheduling your first design session within 10 business days.
Schematic Design
Bringing Ideas to Paper | 20% of Project
In this phase, we translate your wish list into a tangible layout. We focus on the flow of the home and how it sits on your specific property.

Hand-Drawn Concepts: We create initial floor plans detailing all interior spaces, room dimensions, and furniture layouts.

Site Planning: A preliminary site plan ensures the home fits your lot perfectly while meeting all local and HOA requirements.

Design Development

Here, the design moves from hand sketches to precise AutoCAD drawings. This is where the “personality” of the home truly emerges.
- Architectural Character: Using your inspiration images, we define the exterior style and unique features like rooftop terraces, porches, or balconies.
- Comprehensive Review Package: You will receive a detailed set including:
o Finalized floor plans and roof plans.
o Proposed electrical and lighting layouts.
o Four hand-drawn, color elevations to visualize the aesthetic.
o A formal site plan. - Precision Tweaks: We allow a 3-week window for your review, ensuring every window and door is exactly where it should be before moving to the final stage.
Construction Documents
The Roadmap to Construction | 40% of Project
The final phase transforms the design into a technical manual that contractors and local jurisdictions use to build and permit your home.
- Permit-Ready Sets: We produce complete documentation, including building sections, roof details, and contractor-specific notes.
- Bidding Support: At 90% completion, documents can be released to General
Contractors for preliminary bidding. - Coordination: We finalize the timing for HOA/DRB submissions and coordinate with third-party consultants (structural engineers, pool specialists, etc.).
- Ready for Groundbreaking: Upon completion, you hold a full set of documents ready for permitting and the start of construction.
